The Fort Worth Building Standards Commission has mandated the repair or demolition of several hazardous properties following a meeting held on September 28. The commission's decisions affect multiple properties across the city, each with significant structural issues.
4220 Frazier Ave
A house and two additional structures located at 4220 Frazier Ave. have been declared substandard and hazardous. The commission identified severe damage, including fire-compromised electrical systems, damaged roofs and walls, missing or broken windows, and extensive debris.
The commission voted unanimously, 6-0, to give the property owners 45 days to either repair or demolish the structures. Should the owners fail to comply, the city has the authority to demolish the structures and charge the costs to the property.
2607 NW 22nd St
City inspectors reported that a vacant house at 2607 NW 22nd St., owned by Luis Javier Dominguez, suffers from foundation problems, severely damaged exterior walls, a deteriorated roof, broken or missing windows and doors, and compromised electrical and plumbing systems. The city recommended a 30-day deadline for Dominguez to repair or demolish the primary structure.
8604 Heron Drive
At 8604 Heron Drive, a secondary building owned by Chad E. Leatherwood was found to have rotted and collapsing beams, a bowing roof, and a compromised foundation. The commission has ordered that the structure be repaired or demolished within 90 days.
4517 Erath St
The property at 4517 Erath St., owned by Donald Reed, was initially recommended for a $4,400 penalty after 17 inspections and an administrative search warrant. However, the commission approved a no-penalty recommendation for this property.
5733 Farnsworth Ave
City staff recommended that the commission declare the structure at 5733 Farnsworth Ave. substandard and hazardous due to a compromised foundation, damaged roof, leaning and separating exterior walls, broken windows and doors, water damage, exposed electrical wiring, rodent infestation, and biological growth.
The commission's procedures allow for amendments when property owners demonstrate progress and require additional time. Owners seeking more than 90 days to comply must submit a written action plan with specific timelines.
